Booking with dwell Students?  Here’s how!

Book your room in 3 simple steps!

  1. Choose your city, accommodation site, contract length and room type here.
  2. Complete your application (which creates your dwell portal account). Sit back and let our Sales Team find you the perfect flat!
  3. Log back onto your portal account, accept your Room Offer and sign your E-Contract.

If you’d like to view our properties before you book, that’s no problem! In fact, we encourage it! You can either complete our viewing form or give our friendly team a call on 0161 200 5560.

Or if you can’t view a site, don’t worry. Our website has pictures and even some 360 degree photos to give you a better idea of what to expect.

Once you have booked a room with us, you’ll receive a ‘Room Offer’ email where you’ll find a link to our portal. You just need to follow the link and then sign into your portal account with us.

From here, select ‘Accept Room Offer’ on the top red banner.

You’ll then be taken to your Room Offer details page, where you’ll be able to view the contract length, room type and even your room number – you’ll then need to select ‘Confirm Offer’ at the bottom to view your Tenancy Agreement.

If you have followed all of the above steps, you should now be on ‘ Your Tenancy Agreement’ page. Now you’ve gotten to the fun bit! You will need to carefully read through all of the terms and conditions of the contract.

When you have read through all of the contract and wish to sign it, all you need to do is enter your date of birth at the bottom of the page and click ‘Save / Continue’. Once you have accepted the contract, you will have entered into a legally binding contract with us. You will also receive an email and portal message confirming this – please note that this will include a copy of your contract for your own reference.

Yes! It’s really important that you thoroughly read through all of your tenancy so that you understand what you’re agreeing to. If for any reason you’re not certain about any of the terms, please speak to our friendly Sales Team on 0161 200 5560. Once you have accepted the contract, you will have entered into a legally binding contract with us.

The details listed are those of dwell, your landlord. We included these to let you know who is responsible for the accommodation site you’ll be living in.

You are the tenant – it will list some of your details.

A guarantor is only in place if you are wanting to pay your rent by the 3 instalments. The guarantor needs to be UK based, aged over 21 and in full time employment. A guarantor is responsible for paying any amount owed to us if you, the tenant, are unable to make the payment.

A next of kin is only in place if you are wanting to pay your rent in full – they just act as your emergency contact for your stay with us.

This section outlines your accommodation site, your room and contract details at a glance. It lets you know where your new home will be!

If you have applied to pay the rent by instalments, it will show your instalment dates and the amount due on each of them.

If you have applied to pay the rent in full, it will show your full rent amount and also let you know by which date it needs to be paid by. If there is a discount available for paying the rent in full, it may outline the details here too.

 

Proof of student status and a copy of your in-date passport. Examples for each are listed below.

Any physical documents that sent to us will be shredded within 3 working days, if you wish for the physical copies back please let us know when you send them.

From yourself, we will need your proof of student status, your proof of address and a copy of your passport or driving licence. We will then also need the signed guarantor agreement, the guarantor’s proof of address and proof of their National Insurance number. Examples for each are listed below.

The proof of student status is needed to prove that you will be a student for the 20/21 academic year. We can accept:

  • A copy of an in-date university student card that expires after the 20/21 academic year.
  • A confirmation letter from your student loan provider confirming the amounts you will receive for the 20/21 academic year.
  • Unconditional offer letter from your university for the 20/21 academic year.
  • Conditional offer letter from your university for the 20/21 academic year. Please note that we will need your unconditional offer when you receive it.

Please note that we will only accept official letters for your student status, emails from your universities will be rejected.

The proof of address we need from both yourself and your guarantor needs to be dated from within the last 3 months of when you signed your contract. We can accept:

  • An official bill or bank statement dated within 3 months of when you have signed your contract. Please note that the name and address must match what is stated on your tenancy agreement.

For your photo ID, we can accept a copy of:

  • The picture page of your passport that is in-date during your stay with us. We must be able to clearly see the picture, name and signature.
  • A full or provisional driving licence that is in-date during your stay with us. We must be able to clearly see the picture, name and signature.

For the guarantor’s proof of National Insurance number, we can accept a copy of their:

  • Official NI card, a wage slip, a P60 or a letter from HMRC
If you are paying by instalments, we do require that you have a guarantor. Your guarantor must live and work full time in the UK and must be aged over 21.

Once you have signed the AST contact, you will continue through the steps so that your guarantor receives their guarantor document information (it will be sent to the email address that you have previously provided for them).

Your guarantor will then receive the full tenancy agreement and the guarantor form. The guarantor form needs to be printed out, signed by hand and sent back to documents@dwellstudent.co.uk.

Please note that we will not accept the guarantor form if it has been electronically signed or if the name or address doesn’t match what is written in the tenancy agreement. If you would like to change the guarantor that is on your tenancy agreement, please contact us.

The witness can be anyone other than the tenant or guarantor named on the contract.

Make sure you’ve done each step to ensure your booking is complete!

  1. Signed my tenancy agreement within 7 days of being sent my Room Offer
  2. Handed in my proof of address, proof of student status and photo ID within 14 days of signing my contract.
  3. My guarantor has provided the hand signed form along with their proof of address and proof of their National Insurance number within 14 days of signing my contract.
  4. Paid your rent on or by the date(s) outlined in your contract
